The Importance of Disclosures

When considering making an offer on a house, make sure you take a look at and acknowledge the disclosures that the seller provides. Sure enough, I am a big advocate of doing home inspections, but at $400 or more, it makes more sense to assure the seller’s disclosure doesn’t have any issues listed beforehand. Sellers are obligated to provide such disclosures, and if they don’t know an answer, they must acknowledge that fact on the page. Not only is there a basic seller’s disclosure, but there are also ones pertaining to defective drywall, lead-based paint, sink holes, mold, radon gas, and more. These disclosures help the buyer to figure whether a particular home is worth dedicating their efforts to in the home-buying process.
